PARCELNOTICE / REVIEWED SCOPE

Template review register

A complete inventory of the templates currently shipped by ParcelNotice, with primary sources, implementation decisions and known gaps.

Review date: 2026-10-13. Bounded product/source review, not a legal opinion or an exhaustive all-laws audit. Sources can change. Local ordinances, decisions, agency contracts and property-specific facts require additional review. This is a product-scope review, not attorney approval. A state appearing in the tool does not mean every notice type or law is covered.

Before you sign or send

ParcelNotice reviews and updates its templates periodically using the sources listed in the template review register. Laws, local rules and project requirements can change. The signatory is ultimately responsible for reviewing every notice for accuracy, completeness and applicability before signing, sending or relying on it, including recipients, authority, dates, required wording, attachments and delivery. Downloading a document does not establish legal compliance, permission to enter, or proof of service. Obtain qualified legal or agency review when needed.

Current state coverage

New: HOA correspondence and records requests for all six states. HOA source review: October 22, 2026; earlier template reviews retain their original dates.

What changed in this review

All current templates, by industry

105 distinct templates, including 24 HOA drafts. State option counts overlap because some original correspondence and custom wording are shared. This is the full current product inventory, not a claim to list every legally required industry notice.

Florida survey entry notice — section 472.029 · FL

Survey entry notice draft

Original Florida survey communication draft for work within chapter 472, not a state-issued form. Identify the responsible Florida surveyor and mapper; the cited authority does not apply automatically to every profession. Section 472.029(1) states no general advance-notice period or delivery method. For land classified agricultural under section 193.461 and containing more than 160 acres, use the agricultural notice draft and verify delivery timing. Check property-specific restrictions and the actual scope before entry. Agricultural premises-security, agricultural-protection and health-and-safety duties apply at every classified-agricultural acreage. This product does not cover railroad/restricted/public land, building entry, intrusive testing or construction. Agency work also requires the agency process review.

Florida agricultural survey notice — over 160 acres · FL

Agricultural survey notice draft

Use only after confirming that each covered parcel contains more than 160 acres and has agricultural classification under section 193.461; exactly 160 acres does not meet the threshold. Section 472.029(2)(c) concerns the landowner's duty of care if written notice is not delivered to the owner or owner's registered agent at least 3 business days before entry. It is not a universal waiting period for Florida surveys. The section does not prescribe a delivery method. Confirm actual delivery and the interval; the letter date, mailing date, and planned entry date do not prove compliance. This draft is not a state-issued form or proof of authority. Agricultural premises-security, agricultural-protection and health-and-safety duties apply at every classified-agricultural acreage. This product does not cover railroad/restricted/public land, building entry, intrusive testing or construction. Agency work also requires the agency process review.

Florida engineering-survey entry — section 471.027 · FL

Engineering-survey notice draft

For a necessary engineering survey under an appropriately licensed Florida engineer. A PE license and this draft do not establish authority to perform every land-boundary survey or other regulated activity. Section 471.027 states no general advance-notice period; do not import the chapter-472 agricultural notice rule automatically. Written permission is needed to damage or move anything. Chapter 47F generally applies to North Carolina planned communities created on or after January 1, 1999. Post-1999 communities with no more than 20 lots, counting all development-right lots, or exclusively nonresidential lots are exempt unless the declaration opts in. For pre-1999 communities, the listed provisions in §47F-1-102(c), including meetings, fines procedure, assessments and records, apply unless the articles or declaration expressly provide otherwise; they govern post-January 1, 1999 events and do not invalidate existing declaration/bylaw/plat provisions. A pre-1999 community may opt into the chapter under §47F-1-102(d). Review the actual recorded documents and amendments, formation date, lot count and use; do not assume every association falls under Chapter 47F.

Application: Bounds and procedures for original HOA correspondence and owner records requests. See the HOA guide for template-specific delivery and timing notes.

South Carolina · South Carolina Legislature: S.C. Code §27-30-120

Read official source · S.C. Code §27-30-120

The South Carolina HOA Act covers a declaration-based entity managing a planned community or horizontal property regime where ownership requires contributions to common expenses. It excludes vacation time-sharing plans governed by Chapter 32. It does not provide a general formation-date exemption. Determine whether the association is incorporated under the South Carolina Nonprofit Corporation Act; this controls important meeting and records rules. Older domestic corporations may be covered by §33-31-1701, not merely their current label. Governing documents must meet §27-30-130 recording requirements; rules and amendments must remain accessible and be recorded by January 10 following adoption to remain enforceable. Review actual recorded documents and corporate status.

Application: Bounds and procedures for original HOA correspondence and owner records requests. See the HOA guide for template-specific delivery and timing notes.

Limits: The HOA Act definition includes horizontal property regimes, but Chapter 27-31 also applies. Recorded bylaws govern administration and must provide the method of summoning co-owners. Do not assume a condominium is exempt from the HOA Act or treat nonprofit corporate status and property type as the same issue. Formal meeting/enforcement, fines, collections, liens and foreclosure are not released.
